As a professional home stager, I frequently
\nreceive calls from agents and homeowners who are frustrated because their
\nlisting has not sold. They believe that since the listing isn’t getting
\nshowings or offers, it is now time to bring in a Stager. This is typical
\nbecause they have made the common error of thinking of the value staging
\nexpertise is only necessary when a home hasn’t sold. In other words, the
\nattitude is, “Let’s try to sell it first and if that doesn’t happen, then
\nwe will seek the services of a Stager who can help us.”<\/o:p><\/span><\/p>\n

 <\/o:p><\/span><\/p>\n

Below I offer five reasons why using
\nprofessional home staging services before<\/span><\/u> listing
\nis wiser and will impact a sale more positively than waiting until the listing
\nhas been on the market a while with few showings, no offers, or poor feedback.<\/o:p><\/span><\/p>\n

 <\/o:p><\/span><\/p>\n

1.<\/span><\/b>     <\/span>You have a greater chance to sell a home in
\nthe first 30 days. Make it count!<\/span><\/b><\/o:p><\/span><\/p>\n

The first 30-days on the market are critical. Agents are looking
\nat new listings daily and if a buyer has been waiting for a home like yours to
\ncome on the market, their agent is eagerly stalking the new listing “hot
\nsheet” to those present prospective properties to them. You will have the
\ngreatest number of showings as a new listing. However, after a home has been on
\nthe market for several weeks, the listing begins to stale and the longer it
\nsits on the market, the less interested buyers become and fewer showings occur.
\nThe mentality is that if no contract is made in a short period of time, the
\nhome is flawed, overpriced, or has other issues that are keeping it from
\nselling.<\/o:p><\/span><\/p>\n

 <\/o:p><\/span><\/p>\n

2.<\/span><\/b>      <\/span>Price reductions can<\/u> be
\navoided.<\/span><\/b><\/o:p><\/span><\/p>\n

A price adjustment may be suggested by your agent after a home
\nhasn’t had offers for 30-60 days. Staging prepares a home for its best
\npresentation on the market. Unless a home is grossly overpriced, staging
\ngenerally allows the home to reflect its competitive list price by enhancing
\nthe features and details of a home and detracting from any negative issues. If
\na Stager is brought in following a price reduction, you’ve already lost the
\nopportunity you would have had to sell at the beginning price point.<\/o:p><\/span><\/p>\n

3.<\/span><\/b>    <\/span>Online photography is critical to getting
\nbuyers in the door.<\/span><\/b><\/o:p><\/span><\/p>\n

With the modern technological age, buyers are shopping online
\nfirst. Pinterest®, Instagram®, and other social media sites have augmented the
\nvalue of photography to inspire us toward purchasing products and services.
\nTherefore, the photos posted of your home online will likely be seen by
\nhundreds if not thousands of prospective buyers. The photography of your home
\nis essential to be inspired that this could be the home they want to purchase
\nso that they will want to view your property in person. When you take chances
\non posting photos of home that has not had the benefit of a Stager’s input, you
