From fine-tuning just a few details to complete overhauls, I have<br \/>\nassisted many, many sellers and their agents in preparing to have the best<br \/>\npossible presentation to buyers.<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"font-family: Tahoma, sans-serif; color: rgb(51, 51, 51); background-image: initial; background-position: initial; background-size: initial; background-repeat: initial; background-attachment: initial; background-origin: initial; background-clip: initial;\"><font size=\"2\">&nbsp;<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">One of the most noted issues that sellers of even the most<br \/>\nwell-kept homes tend to have overlooked are their closets.&nbsp; The majority<br \/>\nof closets I encounter are messy, over-packed, have wall scuffs, and are<br \/>\nterribly unorganized.<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">&nbsp;<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">In fact, when I come upon a neat and tidy closet that meets<br \/>\nmy high standards, I jokingly award a &#8220;Closet of the Week&#8221; accolade<br \/>\nto applaud their effort. But, why do closets matter when selling a home?&nbsp; After all, it is a closet &#8211; meant to hide and<br \/>\ndisguise all the junk and extra things we really don&#8217;t use or need. And, buyers<br \/>\nshouldn&#8217;t care &#8211; we&#8217;re all on the same page about the function of a close &#8211; to<br \/>\nhide the messes! As long as the main rooms are lovely, who really cares about<br \/>\nthe closet?<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">&nbsp;<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">The answer is that when buyers are viewing your property, no<br \/>\nstone is left unturned. They are judging the home&#8217;s quality and features and<br \/>\nlooking in every nook and cranny. They want a well-maintained home. When they<br \/>\nsee a disaster in a closet, they are psychologically assessing your ability as<br \/>\na seller to care for a home. If you have taken time to keep your closets neat,<br \/>\nclean and organized (after all, it is the place to hide our junk), then you<br \/>\nmust really care about other unseen places in the home.<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">&nbsp;<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">Now, to really show off your closet to buyers, I recommend<br \/>\ngoing one step further &#8211; pack away unnecessary items so the closet is only<br \/>\nabout half full.&nbsp; Move the packed boxes<br \/>\nof items to the back of the garage or, even better, to a storage unit. This<br \/>\ngives the impression that there is plenty of storage space in your home.<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">&nbsp;<\/font><\/span><\/p>\n<p class=\"MsoNormal\"><span style=\"color: rgb(51, 51, 51); font-family: Tahoma, sans-serif;\"><font size=\"2\">In essence, the psychology of a closet is a<br \/>\ncritical element when selling your home. Not only are you selling the home<br \/>\nitself, but also selling yourself as a good caretaker of the property. A good<br \/>\ncloset cleaning may only take an hour.
