Prepping your home for getting the best offer possible means removing every shred of your personality from rooms, walls, floors, and ceilings so potential buyers can imagine themselves in your place. Stagers favor neutral walls, simple layouts, and minimal artwork. (No purple living rooms or gallery walls allowed!)<\/p>\n<p>\u201cThere\u2019s a big difference between designing for someone\u2019s tastes and remerchandising a home to appeal to as many people as possible,\u201d says\u00a0<strong>Kathy Burke<\/strong>\u00a0of\u00a0Sensational Home Staging\u00a0in\u00a0<a href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Danville_CA\" target=\"_blank\" rel=\"noopener noreferrer\">Danville, CA<\/a>. Getting it right is a critical and enigmatic art. Don\u2019t panic! We got some stagers to reveal their secrets to help you navigate the process.<\/p>\n<h2 id=\"1-dont-take-it-personally\">1. DON\u2019T TAKE IT PERSONALLY<\/h2>\n<p>We\u00a0<em>know<\/em>\u00a0you love the\u00a0way you set up your living room. That eclectic collection of wicker baskets from all your European travels stacked up in the corner? It\u2019s the perfect detail\u00a0for you\u2014but not for your stager. Not even close.<\/p>\n<p>So here\u2019s the thing: When they tell you\u00a0what to change (and they absolutely\u00a0will),\u00a0don\u2019t be offended. It doesn\u2019t mean they think your style\u00a0is awful. Not necessarily, anyway.<\/p>\n<p>\u201cIt\u2019s not about whether I like something or not,\u201d Burke says. \u201cIt\u2019s\u00a0about how we\u2019re going to present it.\u00a0I\u00a0know what photographs well and what looks dated.\u201d<\/p>\n<p>Her favorite clients are the ones who know tough feedback is coming and don\u2019t care: \u201cI\u00a0walk in and they say,\u00a0\u2018You can\u2019t hurt my feelings.\u00a0Do whatever you want.\u2019\u201d<\/p>\n<p>Need help finding a good stager? TOSS YOUR STUFF, AND DISCONNECT EMOTIONALLY<\/h2>\n<p>For many sellers, home\u00a0<a href=\"https:\/\/www.realtor.com\/advice\/sell\/home-staging-ideas-for-the-bathroom\/\" target=\"_blank\" rel=\"noopener noreferrer\">staging<\/a>\u00a0will be the first time they realize they\u2019re\u00a0<em>really, actually\u00a0<\/em>moving.\u00a0Family pictures come down, the sofa goes into storage, and suddenly this place you called yours is looking\u00a0less and less like you.<\/p>\n<p>If you need to do some emotional processing, we understand: It\u2019s hard to\u00a0put your family home on the market. But don\u2019t\u00a0subject your stager to your stress. Detach. Chill out. Help the process, don\u2019t hinder or fight it.\u00a0Keep your eye on the prize: selling your home at the right price, to the right buyers, within the right time frame.<\/p>\n<p>What does that\u00a0<em>really<\/em>\u00a0mean? Try removing as much of your stuff as possible before the stager comes. By tackling\u00a0spring cleaning you\u2019ll not only accomplish some necessary decluttering before your move, but you\u2019ll also get used to the idea that this is no longer your home.<\/p>\n<p>\u201cWe need to make sure that they\u2019re truly ready to sell their house,\u201d says\u00a0<strong>David Peterson\u00a0<\/strong>of \u00a0Synergy Staging\u00a0based in\u00a0<a href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Portland_OR\" target=\"_blank\" rel=\"noopener noreferrer\">Portland, OR<\/a>.\u00a0\u201cThat\u2019s a big part of emotionally disconnecting.\u201d<\/p>\n<h2 id=\"3-move-out-if-you-can\">3. MOVE OUT (IF YOU CAN)<\/h2>\n<p>Both Peterson and Burke\u00a0find staging a\u00a0home vastly\u00a0easier when it\u2019s vacant. If you can afford to move out when the home goes on the market, do it.<\/p>\n<p>\u201cIt\u2019s easier for them, it\u2019s easier on their pets, and it\u2019s easier on the buyer,\u201d Burke says.\u00a0\u201cWe can create one cohesive look and don\u2019t have to blend anything.\u201d<\/p>\n<p>Occupied houses present more of a challenge (and take substantially more time): Stagers\u00a0have to accommodate daily living, as well as risk the\u00a0homeowner not preserving their layout (or\u00a0any rented furniture).<\/p>\n<p>Occupied homes can even cost more to stage. \u201cIt\u2019s just a lot more work, timewise, when the owners are still living in the place,\u201d Burke says.<\/p>\n<h2 id=\"4-stay-out-of-the-pictures\">4.\u00a0STAY OUT OF THE PICTURE(S)<\/h2>\n<p>Peterson aims\u00a0to be the \u201clast person in before the photographers.\u00a0We want those pictures to look great.\u201d<\/p>\n<p>\u201cMuch of what I\u2019m doing is to appeal to people through photographs,\u201d Burke says. \u201cI hope that\u00a0photo will touch people and they\u2019ll say, \u2018That\u2019s going on my short list.\u2019\u201d<\/p>\n<p>But no one wants the buyers to be\u00a0disappointed\u00a0with the home\u2019s\u00a0real-life presentation after seeing photos online. So here\u2019s a bonus: If you\u2019re staying in the property, make sure to keep it in tiptop shape.<\/p>\n<h2 id=\"5-get-your-moneys-worth\">5.\u00a0GET YOUR MONEY\u2019S WORTH<\/h2>\n<p>Staging isn\u2019t a last-minute addition before your home\u00a0officially goes on the market. Stagers work far in advance and\u00a0can\u2019t always fit in last-minute work. Costs start around\u00a0$1,250, depending on your state of residence, square footage, and what\u2014if any\u2014furniture you rent, according to the\u00a0<a href=\"http:\/\/realestatestagingassociation.com\/content.aspx?page_id=22&amp;club_id=304550&amp;module_id=164548\" rel=\"noopener noreferrer\">Real Estate Staging Association<\/a>.<\/p>\n<p>That might seem like a lot of money\u00a0to spend on a home you\u2019re about to sell, but both Burke and Peterson say staging\u00a0is an investment with a very high return.\u00a0\u201cAnything we put in, we want to make sure you\u2019re getting your money back,\u201d Burke says.<\/p>\n<h2 id=\"6-stay-on-schedule\">6.\u00a0STAY ON SCHEDULE<\/h2>\n<p>Don\u2019t dillydally on making the recommended changes for your stager, who can\u2019t begin\u00a0rearranging until you\u2019ve finished\u00a0renovating. Usually the requested changes are small (new paint, fixing chipped tiles in the bathroom, etc.).<\/p>\n<p>Not\u00a0finishing\u00a0small jobs on time can push the entire project back.<\/p>\n<p>\u201cIf we get there and a place\u00a0hasn\u2019t been cleaned, or there\u2019s still a painting crew, we can\u2019t do our jobs. Then we have to charge them a fee, leave, and then reschedule,\u201d Peterson says. \u201cIf we\u2019re booked out several weeks, it\u00a0really makes it hard.\u201d And maybe even more expensive.
