You\u2019ll need to act quickly. Getting to the closing table sooner rather than later may require adjusting your expectations and approach to reflect the current market dynamics. Here are six steps you can take to\u00a0<a href=\"https:\/\/www.bankrate.com\/real-estate\/how-to-sell-your-house\/\" data-linktype=\"contentInline\" data-ctaposition=\"4\">sell your home<\/a>\u00a0before the new year arrives.<br \/>\n<span id=\"realistic\" data-table-of-contents-category=\"realistic\" aria-hidden=\"true\"><\/span><\/p>\n<h2>1. SET A REALISTIC ASKING PRICE<\/h2>\n<p>First things first. This part can be hard for sellers to wrap their heads around since many want to \u201ctest the market\u201d with a higher sale price, figuring they can drop it later. This approach, however, is a mistake, says Chicago real estate agent David Cahill. \u201cIf your home is priced too high, it can be very difficult to overcome, even when you eventually reduce the price,\u201d he says.<\/p>\n<div id=\"top-funnel-content-top\" data-injected-el=\"self\"><\/div>\n<p>This is one area where you should probably let your agent lead the way. ASK YOUR AGENT FOR \u201cFIRST LOOK\u201d FEEDBACK<\/h2>\n<p>Homeowners hoping to unload their properties by year\u2019s end will need to enter the market with their best foot forward. This means making your house easy to sell by keeping it free of glaring problems.<\/p>\n<p>Michael Kelczewski, an agent with Brandywine Fine Properties Sotheby\u2019s International Realty in the Greater Philadelphia area, says you should ask your agent for feedback and carefully consider all of it, both positive and critical. It\u2019s also a good idea to have your agent gather buyer feedback from people who tour your property, so you can understand what buyers love (and don\u2019t love) about your home.<\/p>\n<p>Your agent will be able to point out defects you\u2019ve overlooked or gotten used to, like forgotten windows with cracked seals or your teenager\u2019s wall-to-wall heavy metal posters. Or perhaps they\u2019ll remind you that most people want to park their car in their garage, instead of using it to store boxes. Consider agent feedback carefully and implement their suggested changes to avoid potentially losing out on a sale due to a minor issue.<br \/>\n<span id=\"declutter\" data-table-of-contents-category=\"declutter\" aria-hidden=\"true\"><\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"size-full wp-image-1443 aligncenter\" src=\"https:\/\/legacy.showhomes.com\/wp-content\/uploads\/2022\/09\/EastRidge5.jpg\" alt=\"\" width=\"1200\" height=\"800\" \/><\/p>\n<h2>3. For example, give your front door a fresh coat of paint, trim back overgrown shrubs and keep your lawn in tip-top shape.<\/p>\n<p>While your home is on the market, the interior should also be clean and ready for a last-minute showing at all times. Cahill says to start by removing clutter, taking down busy decorations, and getting rid of any oversized furniture. \u201cRent a storage unit if you need to,\u201d he says.<\/p>\n<p>Stay on top of cleanliness by taking time to wipe down counters, sweep floors and touch up bathrooms every day. Home stagers arrange (and sometimes provide) furniture, art, and decor to make your home feel modern and increase your chances of a speedy offer \u2014 especially important for a home that feels dated.<\/p>\n<p>Does staging work? Most experts say it does. In fact, a recent\u00a0<a href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/2021-profile-of-home-staging-report-04-06-2021.pdf\" target=\"_blank\" rel=\"noopener\" data-linktype=\"contentInline\" data-ctaposition=\"10\">study from the National Association of Realtors<\/a>\u00a0showed that 82 percent of buyers\u2019 agents said staging helped their clients envision living in that specific home. In addition, 41 percent of buyers were more willing to tour a home they saw online that had been staged.\u00a0 Also, 31 percent of seller\u2019s agents said they staged all of their client\u2019s homes before putting them on the market, while 13 percent reported staging homes only if those properties were difficult to sell otherwise.<br \/>\n<span id=\"photos\" data-table-of-contents-category=\"photos\" aria-hidden=\"true\"><\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"alignnone size-full wp-image-1447\" src=\"https:\/\/legacy.showhomes.com\/wp-content\/uploads\/2022\/09\/EastRidge7.jpg\" alt=\"\" width=\"1200\" height=\"800\" \/><\/p>\n<h2>5. SPRING FOR PROFESSIONAL PHOTOS AND VIDEOS<\/h2>\n<p>Whereas potential buyers used to peruse the local newspaper for new home listings years ago, most home marketing is done online now. This happens through\u00a0<a href=\"https:\/\/www.bankrate.com\/real-estate\/mls-multiple-listing-service\/\" data-linktype=\"contentInline\" data-ctaposition=\"11\">multiple listing services (MLS)<\/a>, real estate websites, email marketing, or a combination of all of these avenues.<\/p>\n<p>Susan Bozinovic, a Realtor with Century 21 Town &amp; Country in Troy, Michigan, says this is why high-quality pictures are crucial if you hope to achieve a quick sale. Hire a photographer to take professional pictures, and consider having your real estate agent\u2019s office create a marketing video \u2014 drone photography might also be an important factor to sell a sprawling property with a lot of land or a ton of outdoor features, she adds.<\/p>\n<p>Bozinovic also emphasizes the importance of social media marketing. \u201cI\u2019ve found that running ads on Facebook is superior to any other social media space because the audience can be targeted very specifically,\u201d she says.<br \/>\n<span id=\"inspection\" data-table-of-contents-category=\"inspection\" aria-hidden=\"true\"><\/span><\/p>\n<p>&nbsp;<\/p>\n<h2>6. GET A PRE-SALE HOME INSPECTION<\/h2>\n<p>Never assume your home is in perfect physical condition; take the time to make sure. Paying for a\u00a0<a href=\"https:\/\/www.bankrate.com\/real-estate\/home-inspection-checklist\/\" data-linktype=\"contentInline\" data-ctaposition=\"12\">home inspection<\/a>\u00a0upfront is optional, but it\u2019s typically a safe bet. With prior knowledge of issues \u2014 like missing shingles on your roof or faulty electrical work, for example \u2014 you can fix the problem before it becomes a bigger problem.<\/p>\n<p>Hiring an inspector to conduct a thorough\u00a0<a href=\"https:\/\/www.bankrate.com\/real-estate\/prelisting-inspection\/\" data-linktype=\"contentInline\" data-ctaposition=\"13\">inspection before you list<\/a>\u00a0your home may even \u201cinspire greater confidence in your home\u2019s condition among potential buyers,\u201d says Cahill. This is true even though most savvy buyers will likely hire their own inspector as well.<\/p>\n<p>Cahill also notes that, if you take the time to fix big problems discovered in an inspection before a sale is underway, the negation process could be \u201cshort and sweet.\u201d<\/p>\n<p>&nbsp;<\/p>\n<h2>BOTTOM LINE<\/h2>\n<p>A speedy home sale could be in your future if you take steps to avoid common problems that turn off potential buyers. This includes simply making sure your home is tidy and clean, but it also means uncovering major defects or repair needs before someone else does.<\/p>\n<p>There\u2019s still plenty of time to get to the closing table before the end of the year.
