An agent I know compared his role to that of a therapist. <\/span><\/font>Understandably so. Selling can be an emotional roller coaster.  <\/span><\/font>As an agent, <\/span><\/font>you understand the <\/span><\/font>importance of managing <\/span>human behavior<\/b> <\/span>because your goal is the same as <\/span>your client’s- to sell<\/b><\/span><\/font>.<\/b>  <\/span>Knowing how your client is motivated can help you, help them.<\/span><\/p>\n

If you haven’t read <\/span>Gretchen Rubin’s <\/span><\/font>The Four Tendencies<\/b><\/i><\/font>,<\/font>  <\/font><\/span>at least watch this short video. <\/font><\/font><\/span>Rubin has done extensive <\/span>research on<\/span> motivation, <\/font>how we deal with <\/font>expectations, <\/font>and <\/span>strategies to <\/span>manage each of the 4 types<\/font><\/font><\/a>.<\/font><\/font><\/p>\n

The seller journey of some clients can feel like a <\/span>carefully <\/span>conducted<\/span>orchestra, while others can feel like a never-ending <\/span>train wreck. <\/span>In Shelley’s CE class Staging to Sell<\/i>,<\/a> we hear this often<\/span>:<\/span><\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n

If this sounds familiar, you might be dealing with the most rigid of <\/font>the tendencies: a Rebel.<\/span><\/p>\n

Rebels<\/span> want to do <\/span>what<\/b> they want, <\/span>how<\/b> they want, <\/span>when<\/b> they want  <\/span>regardless of internal <\/span>or external motivations – <\/font><\/span>and you can’t tell <\/span>them what to do or else be met with resistance. <\/span><\/div>\n

Sounds grim. But there’s hope.<\/font><\/div>\n

When dealing with a Rebel<\/font>, Rubin suggests this strategy<\/font>: <\/font><\/font><\/div>\n

  1. Information<\/b>: Explain the relevant facts surrounding x<\/i><\/font><\/li>\n
  2. Consequences<\/b>: This is what’ll happen if you do\/don’t do x<\/i><\/font><\/li>\n
  3. Choice<\/b>: How would you like to ensure the best consequence?<\/font><\/li>\n<\/ol>\n

    The seller won’t get the jungle she calls a “yard” landscaped  <\/i><\/font>because <\/i><\/font>of cost concerns. She says, “The lawn is mowed. It’s fine.”<\/i><\/div>\n

    What might a counter appeal look like?<\/b><\/span><\/div>\n

    <\/font><\/div>\n
      “Curb appeal is critical to a quick sale because it’s the buyer’s first impression. Since the <\/font>ROI is about 150%,<\/span><\/div>\n
        it also pays for itself.  <\/span>If you neglect curb appeal, you risk sitting on the market<\/span> much <\/span>longer, <\/font>which<\/span><\/div>\n
        could cost x<\/span> <\/span>over time<\/span>. Landscaping only costs y. <\/span><\/div>\n

    <\/span><\/div>\n
        If immediate cost is the main concern, I can provide online resources for doing the landscaping <\/font><\/div>\n
        yourself.<\/font> Or, if you can’t do it yourself, I can schedule an affordable landscaper for you. <\/span><\/div>\n
        Remember: it’s an investment, not a cost<\/font>.<\/span>“<\/span><\/div>\n
