I also saw that&nbsp;<b><font color=\"#0066cc\">overpriced homes in the area were still sitting<\/font><\/b>&#8211; plus the comps I did that sold quickly were <b><font color=\"#0066cc\">staged<\/font><\/b>. <\/font>&nbsp;<\/p><\/blockquote>\n<p><b><font size=\"5\">How did you decide on the list price?<\/font><\/b><\/p>\n<blockquote style=\"margin-left: 40px; border: none;\"><p><font size=\"4\">We were listing at the end of the year, which meant our buyer pool would be smaller-&nbsp;<b><font color=\"#0066cc\">so we definitely wanted to price it competitively<\/font><\/b>.&nbsp; I ran specific comps of similar properties (sq footage, similar features, year build) and I was able to arrive at a competitive price.<\/font><\/p><\/blockquote>\n<p><font size=\"5\"><b style=\"\">Did you target a specific buyer demographic when promoting?&nbsp;<\/b>&nbsp;<\/font><\/div>\n<blockquote style=\"margin-left: 40px; border: none;\"><p><font size=\"4\"><br \/><\/font><\/p><\/blockquote>\n<blockquote style=\"margin-left: 40px; border: none;\"><p><font size=\"4\">We knew the buyer was going to be a small family- the home had 4 bedrooms and the school district was desirable.&nbsp;<b><font color=\"#0066cc\">We wanted to highlight the familial attributes of the home, which was achieved in staging<\/font><\/b>.&nbsp; In the end, it was a family who wound up buying it.<\/font><\/p><\/blockquote>\n<div><\/div>\n<div><b><font size=\"5\">Besides staging, what other updates did you perform to make the home more marketable?<\/font><br \/><\/b><\/p>\n<blockquote style=\"margin-left: 40px; border: none;\">\n<div><\/div>\n<div><\/div>\n<div><font size=\"4\">We definitely renovated: <b>master bath<\/b> updates, carpet was updated to <b>laminate wood<\/b>, fresh <b>paint<\/b> indoors and outdoors, new <b>AC<\/b>, new <b>kitchen<\/b> appliances.<\/font><\/div>\n<div><font size=\"4\"><br \/><\/font><\/div>\n<\/blockquote>\n<\/div>\n<div><b><font size=\"5\">How did you promote the home?&nbsp;&nbsp;<\/font><\/b><\/div>\n<\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div>\n<div><font color=\"#0066cc\" style=\"font-size: large;\"><br \/><\/font><\/div>\n<\/div>\n<div>\n<div><font color=\"#0066cc\" style=\"font-size: large;\">I urged my seller to&nbsp;<b>stage it before listing,<\/b>&nbsp;<\/font><font color=\"#0066cc\" style=\"font-size: large;\">to make sure it arrived on the market looking its best<\/font><span style=\"font-size: large;\">.&nbsp; &nbsp;A buyer&#8217;s agent approached us as soon as it hit the market and it was off to the races from there.<\/span><font color=\"#0066cc\" style=\"font-size: large;\">&nbsp;<\/font><\/div>\n<div><font color=\"#0066cc\" style=\"font-size: large; font-weight: bold;\"><br \/><\/font><\/div>\n<div><font color=\"#0066cc\" style=\"font-size: large; font-weight: bold;\">We had multiple offers <\/font><font color=\"#003300\" style=\"font-size: large;\">and<\/font><font color=\"#0066cc\" style=\"font-size: large;
