Don’t overprice<\/font><\/b> with room to negotiate- price it at what the house is worth.  Fight the urge to price high. <\/font>You get more interest with a fair price<\/font>.<\/b>  I have had the most success pricing close to what the home is worth.<\/span><\/p>\n


<\/font><\/p>\n

Stay objective<\/font><\/b>.  Buyers only look at numbers and facts- they don’t see what <\/font>you feel<\/i> your house is worth.<\/font>  <\/font><\/p><\/blockquote>\n

What challenges <\/font>did you face prior to listing?<\/font><\/b><\/p>\n

There were many similar<\/b> townhomes in the area that weren’t selling<\/font><\/b>. <\/font>That, and there were <\/span>newer<\/font><\/b> <\/font>townhomes <\/span>competing with ours<\/font><\/b>. <\/span><\/p>\n

What updates<\/font> did you perform?<\/font><\/b><\/p>\n

We decided to do a complete renovation<\/b> because <\/font>we didn’t want it to sit on the market<\/font>. <\/font><\/b><\/font><\/p>\n

Specifically: fully painted<\/b> inside and out, refinished wood flooring<\/b>, replaced all the tile (bathrooms, kitchen), replaced granite counter tops<\/b> with Quartz, painted kitchen cabinets<\/b> white and master bathroom <\/b>dark grey, all the plumbing fixtures<\/b> were changed and most of the light fixtures<\/b>, re-landscaped<\/b> the lawn with new plants and black stone pavers.<\/font><\/p>\n

Why did you choose to go with virtual staging initially?<\/font><\/b><\/p>\n

I wanted to do virtual staging because it is less expensive, of course.  <\/b>But virtual staging fails because people walk in with an expectation of furniture<\/font>, and they’re disappointed<\/b>.  <\/font><\/p>\n

Disappointment<\/b> isn’t an emotion you want to instill when showing.<\/i><\/font><\/p>\n<\/blockquote>\n<\/blockquote>\n

What was the tipping point in deciding that virtual staging wasn’t enough<\/font>?<\/font><\/b><\/p>\n

It had been on the market for 30 days without an offer<\/b> and I felt like people couldn’t fully appreciate the space to the extent that real staging allowed.<\/font><\/p><\/blockquote>\n

Without furniture in the room, buyers’ eyes were only looking down.<\/b><\/font> <\/b>The only thing people were seeing when they walked in was “wood flooring” and none of the other awesome features<\/i>– like the beautiful windows<\/b> with plantation shutters<\/b> and new light<\/b> fixtures<\/b> and counter<\/b> tops<\/b>.  <\/font><\/p><\/blockquote>\n

Market conditions<\/b>: <\/font>In a <\/span>buyer’s market<\/b>, you are competing with many homes- staging is a great way to <\/span>stand out<\/b><\/font>.  <\/span>Even in a <\/span>seller’s market<\/b>, you’d still want to stage to <\/span>decrease time on market and get a higher offer<\/b><\/font>.<\/span><\/p>\n<\/blockquote>\n
