The goal is to neutralize and cast a wide net.<\/font><\/p><\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\"><p><font size=\"5\"><br \/><\/font><\/p><\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><b><font color=\"#ff6666\">Do what you can to get it clean.<\/font><\/b> &nbsp;If you can&#8217;t do anything else, make sure the home is clean. &nbsp;Anyone walking into the home needs to feel like the home is fresh. &nbsp;<\/font><\/div>\n<div><\/div>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><b><font color=\"#ff6666\">Don&#8217;t use shiny wall paint!<\/font><\/b> Use satin or eggshell matte finish. &nbsp;The minor details make an overall difference.<\/font><\/div>\n<\/blockquote>\n<div>\n<p><font size=\"6\"><b>What <font color=\"#ff6666\">challenges <\/font>did you face prior to listing Woodnook?<\/b><\/font><\/p>\n<\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><b>The home was previously <font color=\"#ff6666\">on the market for over a year <\/font>with another agent.<\/b> During that time, the seller could count on one hand how many times it had a showing.<\/font><\/div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<div><font size=\"5\"><b>Part of the problem was <font color=\"#ff6666\">the photos did not present the home well<\/font><\/b> (drapes, colors, etc). It was clear the seller put time and money into it, but it wasn&#8217;t being presented very well.&nbsp;<\/font><\/div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<div><font size=\"5\">When I took the listing, the client was happy to do whatever I suggested to better present the home- <b>like staging<\/b>. <\/font><font size=\"6\">&nbsp;<\/font><\/div>\n<\/blockquote>\n<div>\n<div style=\"text-align: center;\"><img decoding=\"async\" src=\"\/franman_franchiseimages\/local_media\/5f4834b2b680a-C70AD16C-3A44-47C3-B1D2-DCDFC53ED904.jpeg\" width=\"798\"><\/div>\n<div><\/div>\n<p><font size=\"6\">Besides staging, <b>what <font color=\"#ff6666\">updates<\/font> did you perform to make the home more marketable?<\/b><\/font><\/p>\n<p><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\">Because it was an older home, it was important to do some <b><font color=\"#ff6666\">whitening and brightening<\/font><\/b>. &nbsp;<\/font><\/div>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<ul>\n<li><font size=\"4\">We changed out the light fixtures to <b>basic white ceiling fans<\/b>, new white <b>A\/C vents<\/b>, new <b>light fixtures<\/b>, removed drapes, <b>painted<\/b> the primary bedroom, &nbsp;painted the <b>mantel <\/b>bright white, <b>stairwell<\/b> also painted white. Also painted the inside of the <b>fireplace<\/b>.<\/font><\/li>\n<\/ul>\n<\/blockquote>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><br \/>I also had them change the <b>carpet<\/b>, had windows <b>cleaned<\/b>, minor <b>landscaping<\/b>, bonsai at the front door for a more <b>modern <\/b>look. <font color=\"#ff6666\">Small updates go a long way in overall feel.<\/font><\/font><\/div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<\/blockquote>\n<div style=\"text-align: center;\"><img decoding=\"async\" src=\"\/franman_franchiseimages\/local_media\/5f4834de9f7ee-E2D2E9C8-0E8E-4FDE-8EC1-5DF238318327.jpeg\" width=\"798\"><\/div>\n<div>\n<p><font size=\"6\"><b>How did you decide on the <font color=\"#ff6666\">list price<\/font>?<\/b><\/font><font size=\"5\"><\/p>\n<p><\/font><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\"><p><font color=\"#ff6666\" size=\"5\">Comparisons in the neighborhood.<\/font><span style=\"font-size: x-large;\"> Your agent will look at many factors when doing comps (what has been sold, the condition of the home, the market, etc) and from that will give you a range.&nbsp;<\/span><\/p>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><br \/><\/font><\/div>\n<\/blockquote>\n<\/blockquote>\n<div>\n<p><font size=\"6\">You mentioned this home had previously sat on the market for over a year. <b>How were you able to sell it so <font color=\"#ff6666\">quickly<\/font>?<\/b><\/font><\/p>\n<p><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><b>Part of the issue was that <font color=\"#ff6666\">the family room was a bit awkward in layout<\/font><\/b>, so we needed to make sure anyone would understand where the TV would go and <b>could imagine living there.<\/b><\/font><\/div>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div>\n<ul>\n<li><font size=\"5\">You don&#8217;t want people walking in front of you while you&#8217;re watching TV so it needed to be clear what the setup would look like.&nbsp;<\/font><\/li>\n<li><font size=\"5\"><b><font color=\"#ff6666\">You want the room to be user friendly<\/font><\/b>. Family functional. &nbsp;So Shelley brought in a TV and voila- problem solved. &nbsp;<\/font><\/li>\n<\/ul>\n<\/div>\n<\/blockquote>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<div><font size=\"5\"><b>The staging complemented the updates so it made for better listing photos- <font color=\"#ff6666\">you could finally see the beauty of the home!<\/font><\/b><font color=\"#ff6666\"> <\/font>It wasn&#8217;t apparent in the previous listing photos. &nbsp;My first open house had tons of people wanting to see the home.<\/font><\/div>\n<\/blockquote>\n<div><\/p>\n<div style=\"text-align: center;\"><img decoding=\"async\" src=\"\/franman_franchiseimages\/local_media\/5f483505af51e-787738CD-3671-419B-A8A6-212476136D05.jpeg\" width=\"798\"><\/div>\n<p><font size=\"6\"><b>How did you acquire the <font color=\"#ff6666\">buyer<\/font>? &nbsp;<\/b><\/font><\/p>\n<\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><b>I acquired the buyer at my first open house.<\/b> &nbsp;Once the home was staged and on the market, I had my first open house. <b><font color=\"#ff6666\">I had 60 people come through in one day! <\/font><\/b>&nbsp;My assistant and I couldn&#8217;t keep up with everyone, it was so packed.&nbsp;<\/font><\/div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<div><font size=\"5\"><font color=\"#ff6666\">A person who was interested before had come back and<\/font><font color=\"#003366\"> <\/font><b style=\"color: rgb(255, 102, 102);\">she couldn&#8217;t believe it was the same home.<\/b><\/font><\/div>\n<\/blockquote>\n<div><font size=\"6\">&nbsp;<\/font><br \/><font size=\"6\"><b>You got multiple offers- what happened in the end?<\/b><\/font><\/p>\n<p><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><b>After receiving multiple offers, <font color=\"#ff6666\">the seller opted for a cash offer that allowed them to close sooner.<\/font> <\/b>&nbsp;They were willing to take the quickest offer over the highest offer because they had been on the market for a while and it suited their timeline.<\/font><\/div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<div><span style=\"caret-color: rgb(255, 102, 102); color: rgb(255, 102, 102); font-size: xx-large;\">Getting multiple offers is ideal- then the seller can choose what suits their needs.<\/span><font size=\"5\"><br \/><\/font><\/div>\n<div><\/div>\n<\/blockquote>\n<div><font size=\"6\">Did you consider <b>virtual staging<\/b>?<\/font><\/p>\n<p><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\"><b>No<\/b>.
