Initially, Berthea had been on the market for about a year. I helped my client buy it at about $200k under list since it was priced too high. My client, however, never wound up <i>moving in,<\/i> so back on the market it went- which is risky because you might lose money.&nbsp;<\/font><\/div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<\/div>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div style=\"\">\n<div><font size=\"5\">That being said, we ended up making <i style=\"\">more <\/i>than what we bought it for <i style=\"\">in about a month<\/i>&#8211; and I attribute that to having a<b> great presentation<\/b>.&nbsp;<b style=\"\">&nbsp;<\/b><\/font><\/div>\n<\/div>\n<\/blockquote>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div style=\"\">\n<div><b style=\"\"><font size=\"5\"><br \/><\/font><\/b><\/div>\n<\/div>\n<\/blockquote>\n<div style=\"text-align: center;\"><iframe loading=\"lazy\" width=\"400\" height=\"200\" src=\"https:\/\/www.youtube.com\/embed\/k82Un2dg4OU\" frameborder=\"0\" allowfullscreen=\"\"><\/iframe><font size=\"5\"><b><br \/><\/b><\/font><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div style=\"\">\n<div><b style=\"\"><font size=\"5\"><br \/><\/font><\/b><\/div>\n<div><font size=\"5\">When it was initially listed. that agent had done the staging herself but it just wasn&#8217;t the same as Shelley&#8217;s Restyle.&nbsp; I think having a robust presentation this time around is what really sealed the deal.&nbsp;&nbsp;<\/font><\/div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<div><font size=\"5\">Berthea is a special place and showcasing the space made a huge difference.&nbsp;The people who wound up purchasing the house attended one of my open houses.&nbsp; <b>After multiple offers, we got a full-price contract in about 4 weeks.<\/b><i><b>&nbsp;<\/b> That&#8217;s impressive for a luxury townhome in the Museum District.<\/i><br \/><\/font><\/div>\n<\/div>\n<div style=\"\">\n<div><font size=\"5\"><br \/><\/font><\/div>\n<\/div>\n<\/blockquote>\n<div style=\"text-align: center;\"><font size=\"5\"><img decoding=\"async\" src=\"\/franman_franchiseimages\/local_media\/5fcfea73bf7aa-12AB51F8-D410-4E91-B5A9-EDDE8423881B.jpeg\" width=\"798\"><br \/><\/font><\/div>\n<div style=\"text-align: center;\"><font size=\"3\">Berthea before and after:&nbsp;&nbsp;<\/font><\/div>\n<div style=\"text-align: center;\"><font size=\"3\">Shelley&#8217;s ReStyle supplemented the seller&#8217;s furniture to focus on features<\/font><\/div>\n<div style=\"text-align: center;\"><font size=\"5\"><br \/><\/font><\/div>\n<div style=\"\"><b style=\"\"><font size=\"6\"><font color=\"#339933\">Columbus<\/font> had been on the market for 6 months with another broker. How did you get it sold so quickly?&nbsp;<\/font><\/b><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div style=\"\"><font style=\"\" size=\"5\"><br \/><\/font><\/div>\n<div style=\"\"><font size=\"5\"><font style=\"\">Columbus was a townhome in a great location: Montrose. The problem was they had listed it about $40k higher than where it needed to be to sell.&nbsp; I had sold multiple homes in that development so they came to me for help.&nbsp;&nbsp;<\/font><font style=\"\">I showed them the data and what neighboring units had sold for so we could get to a price that would get traffic and offers.&nbsp;<\/font><\/font><\/div>\n<div style=\"\"><font style=\"\" size=\"5\"><br \/><\/font><\/div>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div style=\"\"><font style=\"\" size=\"5\" color=\"#009933\"><i style=\"\">If you&#8217;re overpriced, buyers just don&#8217;t bother. You have to be realistic.&nbsp;&nbsp;<\/i><\/font><\/div>\n<\/blockquote>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div style=\"\"><font size=\"5\"><br \/><\/font><\/div>\n<div style=\"\"><font size=\"5\">Once we got the price right, we <i style=\"\">did<\/i> increase traffic a bit <b style=\"\">but after a month of not getting the traffic I wanted, I decided we needed to get it staged<\/b>.&nbsp;<\/font><\/div>\n<\/blockquote>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<div style=\"text-align: center;\"><font size=\"5\"><img decoding=\"async\" src=\"\/franman_franchiseimages\/local_media\/5fcfe7d43eecb-204AE033-B4B7-438A-A4E9-5375733AEC34.jpeg\" width=\"798\"><br \/><\/font><\/div>\n<div style=\"text-align: center;\"><font size=\"3\">Columbus: before and after<\/font><\/div>\n<div style=\"text-align: center;\"><font size=\"3\"><br \/><\/font><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"5\">After Shelley came in and staged it, it was a completely different ballgame. We got&nbsp; a near full-price contract in about 3 weeks.&nbsp; Had it been staged from the beginning, it would have spent way less time on market.<\/font><\/div>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<\/div>\n<\/blockquote>\n<p><b style=\"\"><font size=\"6\">When you talk about <font color=\"#66cc66\">presentation<\/font>, what specifically do you mean?<\/font><\/b><\/p>\n<div><font size=\"5\"><br \/><\/font><\/p>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div>\n<div><font size=\"5\">When I talk about presentation, I&#8217;m speaking to the listing as a whole product: professional photos, release of the listing, the aesthetic.&nbsp; <b><font color=\"#009933\">What buyers are looking for and what sells quickly are rooms that look crisp and clean, like photos from a magazine.<\/font><\/b> What gets people through the door are great photos. That being said, great photos are great but bad photos (or staging) are hard to recover from.&nbsp;&nbsp;<\/font><\/div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<\/div>\n<\/blockquote>\n<\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div>\n<div><font size=\"5\" color=\"#009933\"><i>If you don&#8217;t have good photos, you are losing your audience.&nbsp;<\/i>&nbsp;<\/font><\/div>\n<\/div>\n<\/blockquote>\n<\/div>\n<\/blockquote>\n<div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<div><font size=\"5\"><b>The first 3 &#8211; 5 photos on your listing need to captivate and hold attention. <\/b>Whether it&#8217;s night shots or the most impactful room, the first few need to wow the viewer.&nbsp; Because if you&#8217;re enticed enough to flip through 20+ photos, you&#8217;re invested. You&#8217;re going to go see that listing.&nbsp;&nbsp;<\/font><\/div>\n<\/div>\n<div>\n<div><font size=\"5\"><br \/><\/font><\/div>\n<\/div>\n<\/blockquote>\n<div style=\"text-align: right;\"><font size=\"5\"><img decoding=\"async\" src=\"\/franman_franchiseimages\/local_media\/5fcfeb01bfa91-DD9FE21D-80B7-47C0-8E11-87A5A51A0F47.jpeg\" width=\"798\"><\/font><span style=\"font-size: small;\">&nbsp; &nbsp; TK Images<\/span><font size=\"5\"><br \/><\/font><\/div>\n<p><b style=\"\"><font size=\"6\">How do you feel about <font color=\"#99cc66\">virtual staging<\/font>?<\/font><\/b><\/p>\n<div><font size=\"5\"><br \/><\/font><\/p>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div>\n<div><font size=\"5\">I&#8217;ve done it in the past and the photos may get people through the door- but once they walk in the room is empty.
