By 8am the next day we had <font color=\"#996633\">13 showing requests<\/font> and by 9:48am,<\/font><font size=\"6\">&nbsp;<\/font><b style=\"font-size: xx-large;\">we had <font color=\"#996633\">3 offers:&nbsp;<\/font>2 of them were full price offers with no contingencies.&#8221;<\/b><\/i><\/div>\n<div><font size=\"6\"><i><b style=\"\"><br \/><\/b><\/i><\/font><\/div>\n<\/blockquote>\n<\/div>\n<div><\/div>\n<div><font size=\"5\" style=\"\"><b>Kiam St:<\/b>&nbsp; <font color=\"#996633\">Too small? Not with furniture&#8230;<\/font><\/font><\/div>\n<div><b><br \/><\/b><\/div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\"><p><font size=\"4\">&nbsp;&nbsp;<\/font><span style=\"font-size: large;\">We ended up going with the full price offer and a 24 day close! &nbsp;I was actually hunting at a high-fence ranch with my husband at the time with zero wifi and little cell reception, but my team helped and made it work!<\/span><\/p><\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\"><p><font size=\"4\"><br \/><\/font><\/p>\n<div><font size=\"4\"><b>Background:<\/b> The home on Kiam was just renovated so we had little to do except to pick the best staging company to come in and showcase the home&#8217;s potential value.&nbsp;&nbsp;<font color=\"#996633\">This home had all new flooring, new lighting, new paint throughout, and new bathroom remodels. <\/font>&nbsp;<b>Home renovations were under $20k.<\/b><\/font><\/div>\n<div><\/div>\n<div><\/div>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\"><\/blockquote>\n<\/blockquote>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<blockquote style=\"margin: 0 0 0 40px; We were at the top of comps in the area. &nbsp;We were competing with the newer builds and were at a similar price-per-sqft as those new builds.&nbsp; We sold at $207.06 a sqft.&nbsp; &nbsp;I believe it would have sat on the market for over 30 days if it was not staged.<\/font><\/div>\n<div><\/div>\n<div><font size=\"5\"><b>I knew this home would sell for the top of the comps <\/b><span style=\"font-weight: bold;\">as long as we had it staged<\/span> to show how big the home actually was.<b> <\/b>&nbsp;The home definitely looked small without furniture.&nbsp;<font color=\"#996633\"> <i>Furniture sold this home.<\/i><\/font><\/font><\/div>\n<div><\/div>\n<div><\/div>\n<div style=\"text-align: center;\"><img decoding=\"async\" src=\"\/franman_franchiseimages\/local_media\/60c93c251298a-f-2137 (1).jpg\" width=\"610\"><\/div>\n<div><b><br \/><\/b><\/div>\n<\/blockquote>\n<div><font size=\"5\" color=\"#996633\">Price matters&#8230;<\/font><\/div>\n<div><\/div>\n<div>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><font size=\"4\"><b>The worst thing that you can do is over price a home and have it sit on the market for an extended period of time.<\/b>&nbsp; &nbsp;Having a knowledgeable Realtor on your side helps a lot!&nbsp; &nbsp;Making sure that you hit the market strong with staging in place, marketing is sent out, and pictures looking amazing will make sure you are never too high!&nbsp;<\/font><\/div>\n<div><\/div>\n<\/blockquote>\n<p><span style=\"font-size: x-large;\"><font color=\"#996633\">But price isn&#8217;t the only thing&nbsp;<\/font><\/span><\/p>\n<blockquote style=\"margin: 0 0 0 40px; border: none; padding: 0px;\">\n<div><\/div>\n<div><font size=\"4\">Honestly I think the lack of marketing and staging will make a house stay on the market for even longer. <b>&nbsp;I have seen so many great homes stay on the market for over 30 days <\/b>just because the home isn&#8217;t staged well, not staged at all, or there is little to no marketing happening on the listing.<\/font><\/div>\n<div><\/div>\n<div style=\"text-align: center;\"><img decoding=\"async\" src=\"\/franman_franchiseimages\/local_media\/60c93c0947b5e-f-7841resize.jpg\" width=\"602\"><\/div>\n<div style=\"text-align: center;\"><b>Baywood Park<\/b>: Staged to highlight the gorgeous work done<\/div>\n<div style=\"text-align: center;\"><\/div>\n<\/blockquote>\n<p><font size=\"5\"><b>Baywood Park:<\/b>&nbsp;
