What challenges <\/span>did you face prior to listing? <\/b><\/p>\n<\/div>\n

Seller<\/b>:\u00a0<\/span>\u00a0The homes in the neighborhood were sitting –\u00a0it was a slow time of the year<\/span><\/b>.\u00a0 I had sold a home before but this was the first time we’d used a staging company because of the size of the home.<\/span><\/p><\/blockquote>\n

\u00a0<\/span><\/p>\n

KB:<\/b> The home was quite dark<\/span> but it had a beautiful pool<\/b>. <\/span>\u00a0We needed a way to showcase the interior and then spring the pool on buyers. \u00a0If they didn’t like the interior, they would’ve already made up their mind before arriving at the pool.<\/span><\/div>\n<\/blockquote>\n

You had a unique experience in that you worked with two staging companies<\/span>– what differences did you notice?\u00a0<\/b>\u00a0<\/span><\/p>\n<\/div>\n

Seller<\/b>:\u00a0 <\/span>\u00a0I met with both and they were very different.<\/span> \u00a0<\/span><\/div>\n<\/blockquote>\n

Shelley was warm and got to know me as a person<\/b>.<\/span> She had good ideas and I liked her- but she was a bit more expensive. \u00a0<\/span><\/div>\n<\/blockquote>\n

\u00a0<\/span><\/div>\n<\/blockquote>\n

The other stager was in a hurry.<\/b> She was all about business and did very little talking with me- she didn’t ask me about myself and did little to manage my expectations. She seemed desperate to get out of my house and to get to other appointments.<\/span><\/div>\n<\/blockquote>\n<\/blockquote>\n

Even though my gut said no<\/b>, we decided to go with the other stager because the monthly rental was a little cheaper<\/span> and we anticipated the home sitting on the market in this slow period.\u00a0<\/span><\/div>\n<\/blockquote>\n<\/blockquote>\n

What kept you from moving forward with the cheaper stager?<\/b><\/span><\/div>\n

Seller<\/b>:\u00a0\u00a0<\/span>It was not what I was expecting.\u00a0<\/span>\u00a0<\/span>When we saw the staging, I could not believe how it looked. <\/span>The style did not complement the elegance of my home; the furniture used looked like country home antiques.<\/span>\u00a0<\/b> I thought, “<\/span>Maybe this is just what all staging companies do?<\/i>“<\/span><\/div>\n<\/blockquote>\n

1)\u00a0 It is usually\u00a0very evident that graphics are being used<\/b>\u00a0as opposed to real furnishings and<\/span><\/p><\/blockquote>\n

\u00a0<\/span><\/p><\/blockquote>\n

2)\u00a0\u00a0the buyer tends to be let down<\/span>\u00a0when they enter a vacant home that they expected to be staged<\/b>.\u00a0\u00a0<\/span><\/p><\/blockquote>\n

\u00a0<\/span><\/p><\/blockquote>\n<\/blockquote>\n<\/blockquote>\n<\/div>\n

Seller<\/b><\/span>:<\/span>\u00a0\u00a0No,<\/span><\/span><\/b>\u00a0I wanted people to walk into the home and be\u00a0wowed<\/i><\/b><\/span>.\u00a0<\/span>\u00a0I didn’t want them to arrive and be\u00a0confused\u00a0<\/b>like: “OK, let’s pull up the HAR link again…”\u00a0 \u00a0<\/span><\/div>\n<\/blockquote>\n<\/div>\n<\/blockquote>\n

What advice <\/span>would you give sellers to best manage their expectations?<\/b><\/p>\n<\/div>\n

KB<\/b>:\u00a0\u00a0<\/span>After all my years of showing vacant homes,\u00a0the homes my<\/b>\u00a0buyers prefer are are staged<\/b><\/span>.\u00a0<\/span>\u00a0<\/span>Today’s buyer is very savvy: they research using value trends, amenity spreadsheets and data from the internet.<\/span>\u00a0<\/span>But, when they walk into a beautifully staged home, it becomes a more tangible experience that can be combined with their research.\u00a0<\/b>\u00a0<\/span><\/p><\/blockquote>\n

Seller:\u00a0 \u00a0<\/b>We worked really hard to get it in the best condition and it paid off.\u00a0<\/span><\/b>\u00a0<\/b>You will get out of it what you put into it.<\/span>\u00a0<\/span><\/p><\/blockquote>\n
