At Showhomes, we closely follow the Houston luxury market in order to better understand the external drivers for our business, and see encouraging trends for 2023 that we\u2019d like to share with our agents and clients. Let&#8217;s take a look.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-2682\" src=\"https:\/\/legacy.showhomes.com\/houston\/wp-content\/uploads\/sites\/32\/2023\/02\/Luxury-Market-Activity-2023.png\" alt=\"luxury market activity in houston 2020-2022\" width=\"774\" height=\"374\" \/><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400\">Figure 1 shows the number of home sold (in the previous 30 days) that were listed at $1M or higher. We have found this to be a good indicator of <\/span><b>luxury market activity<\/b><span style=\"font-weight: 400\">. The graph shows a strong, regular annual cycle, and the negative impact of interest rate hikes in the 2<\/span><span style=\"font-weight: 400\">nd<\/span><span style=\"font-weight: 400\"> half of 2022. If 2023 cycles are similar to prior years, <\/span><b><i>we are poised to see a strengthening market through the next 6 months or so.<\/i><\/b><\/p>\n<p>&nbsp;<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-2683\" src=\"https:\/\/legacy.showhomes.com\/houston\/wp-content\/uploads\/sites\/32\/2023\/02\/Houston-Market-Inventory-Homes-for-Sale-2023.png\" alt=\"Houston Market Inventory Homes for Sale 2023\" width=\"887\" height=\"455\" srcset=\"https:\/\/legacy.showhomes.com\/northville\/wp-content\/uploads\/sites\/32\/2023\/02\/Houston-Market-Inventory-Homes-for-Sale-2023.png 887w, https:\/\/legacy.showhomes.com\/northville\/wp-content\/uploads\/sites\/32\/2023\/02\/Houston-Market-Inventory-Homes-for-Sale-2023-300x154.png 300w, https:\/\/legacy.showhomes.com\/northville\/wp-content\/uploads\/sites\/32\/2023\/02\/Houston-Market-Inventory-Homes-for-Sale-2023-768x394.png 768w\" sizes=\"(max-width: 887px) 100vw, 887px\" \/><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400\">Figure 2 shows the difference between the number of homes listed and the number of homes sold (in the previous 30 days), so is a good proxy for the <\/span><b>total home inventory<\/b><span style=\"font-weight: 400\"> in the Houston market.\u00a0 By extension, it is also an <\/span><b>indicator of Buyer\u2019s (high inventory) vs Seller\u2019s (low inventory) markets<\/b><span style=\"font-weight: 400\">. The graph clearly shows the strong Seller\u2019s market from mid-2021 to mid-2022, but also shows we\u2019ve emerged from that now into pre-Covid inventory levels. <\/span><\/p>\n<p><span style=\"font-weight: 400\">In other words, <\/span><span style=\"color: #339966\"><strong><i>people selling homes now should view this as a Buyer\u2019s Market.<\/i><\/strong><\/span><\/p>\n<p>&nbsp;<\/p>\n<h1>So we&#8217;re in a buyer&#8217;s market: what does this mean for you as a seller?<\/h1>\n<p>&nbsp;<\/p>\n<p>Lets look at the characteristics of a Buyer&#8217;s market:<\/p>\n<ul>\n<li>Homes sell slowly<\/li>\n<li>Homes sell at or below list price<\/li>\n<li>Home prices are falling<\/li>\n<li>Plenty of homes are on the market<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>If you&#8217;re a seller, this means there is even more competition for buyer attention and you MUST stand out.<strong> Presentation <\/strong><strong>is critical to attracting buyers, making a great impression, and selling your home for top dollar in less time. <\/strong>That means pro staging, pro photos, and a dedicated online strategy with an experienced realtor.\u00a0 <a href=\"https:\/\/www.forbes.com\/advisor\/mortgages\/sellers-market-vs-buyers-market\/\">Forbes suggests the following:<\/a><\/p>\n<p>&nbsp;<\/p>\n<p style=\"padding-left: 40px\"><strong>1. Highlight Your Home\u2019s Competitive Advantage<\/strong> <em>(this is where staging makes the difference)<\/em><\/p>\n<p style=\"padding-left: 40px\">Before you list your home, see what else is on the market in your asking price range. What does your home offer that buyers will find more attractive?\u00a0 Maybe you have a convenient first floor unit or a quiet top floor unit, a house with convenient freeway access or a perfect backyard for dog owners.<\/p>\n<p style=\"padding-left: 80px\">Don\u2019t have a competitive advantage? Create one. <span style=\"color: #339966\"><strong>Pack up your personal possessions and have your home professionally staged.<\/strong><\/span> Get the interior and exterior painted in up-to-date, broadly appealing colors. Hire a handyman to finish all those nagging projects you never got around to.<\/p>\n<p style=\"padding-left: 40px\"><strong>2. Budget for Concessions<\/strong><\/p>\n<p style=\"padding-left: 40px\">Many sellers need to clear a certain price for their home so they can pay off the mortgage, make a\u00a0<a href=\"https:\/\/www.forbes.com\/advisor\/mortgages\/how-big-a-down-payment-on-a-home-should-you-make\/\">down payment<\/a>\u00a0on their next home and cover closing costs and moving expenses. But if you\u2019re in a market where buyers are likely to ask for help with closing costs or repairs, plan ahead. Figure out how you can afford to offer this sweetener if buyers ask for it. Maybe you can get a better deal on your next mortgage or finance your own closing costs.<\/p>\n<p style=\"padding-left: 40px\"><strong>3. Do a Pre-inspection<\/strong><\/p>\n<p style=\"padding-left: 40px\">One way to make your home more attractive to potential buyers is to hire an inspector yourself to identify problems that you should fix before listing.
