What pre-market prep did you/your seller perform before staging?
The Sellers did painting, landscaping, carpet cleaning, and pressure washing.
What was your pricing strategy?
With the market adjusting and higher interest rates, the average days on market for homes in the area were anywhere between 45-60 days. With this in mind, we definitely priced it more aggressively on the lower end of the spectrum in hopes of a multiple offer situation. And multiple offers is exactly what we got.
Did home staging help you sell quickly, and if so how?
Staging for sure. This home was built in 1907 and while there’s been some updates and additions along the way, the house was never gutted and completely renovated like some of the homes in the Heights. The flooring and windows are original and there was definitely some normal wear.

How did your opening weekend go?
There was definitely a lot of pre-marketing that led up to our Open House. Timing and Marketing is crucial. We had a taco food truck and sent our flyers to residents in the area a couple of days before our open house. The turn out was great. For both days, we had over 80 people come by.
Is home staging worth it?
Home staging is a MUST if the Seller has the budget for it!
In this case, home staging was totally worth it and more than paid for itself in time, money, and headache. Home staging is a proven method to sell quickly with multiple offers, especially in a buyer’s market.
