What to Know to Schedule De-Staging &amp; Breakdown"},"content":{"rendered":"<p class=\"MsoNormal\" style=\"text-align: center\" align=\"center\"><b><span style=\"font-size: 16.0pt\">Your Staged House is Under Contract! <\/span><\/b><\/p>\n<p class=\"MsoNormal\" style=\"text-align: center\" align=\"center\"><b><span style=\"font-size: 16.0pt\">What to Know to Schedule De-Staging &amp; Breakdown<\/span><\/b><\/p>\n<p class=\"MsoNormal\"><span style=\"font-size: 16.0pt\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\">With the privilege of serving hundreds of Realtors and their<br \/>\nclients over the years, as a Real Estate Stager, I hear about the celebratory news<br \/>\nwhen homes go under contract. This is the best part of our job! I believe<br \/>\nprofessional staging plays a major role in helping each home to influence its<br \/>\nbuyer which leads to an offer and results in a ratified contract.<\/p>\n<p class=\"MsoNormal\">\n<p class=\"MsoNormal\">Now that the ink is dry, however, you may ask: what is the best<br \/>\npractice for scheduling the removal of furnishings at the staged property?<br \/>\nGenerally, there are home inspections and equally, a repair list involving the<br \/>\nneed to move furniture. But, normally, the seller is responsible for the furnishings<br \/>\nwhile it is on the property, so it is reasonable to believe the staging company<br \/>\nshould be called in to remove furnishings as soon as due-diligence and home inspections<br \/>\nhave been completed, right? Not so fast.<\/p>\n<p class=\"MsoNormal\">\n<p class=\"MsoNormal\">In my experience, I have seen de-staging occur too early in<br \/>\nthe contract process and for reasons such as loan issues, further inspection or<br \/>\nrepair problems, or other various reasons, a contract falls through. Then, the<br \/>\nseller is left with a vacant home that once had beautiful staging, drawing in<br \/>\nbuyers to connect and fall in love. This cold, new vacant reality does not<br \/>\nserve the listing that once held such great potential with staging in place. Neither<br \/>\nthe client, nor their agent, are usually willing to pay for home staging again,<br \/>\nand therefore, the home&#8217;s potential to get another contract is reduced because<br \/>\nit does not have the attraction factor it once had with staging in place.<\/p>\n<p class=\"MsoNormal\">\n<p class=\"MsoNormal\">Because of this, I recommend leaving staging in place for as<br \/>\nlong as reasonably possible, perhaps to just a couple of days before closing,<br \/>\nif not the day before. In fact, the most seasoned investors we work with will<br \/>\nnot de-stage under any circumstances until the day before closing because they<br \/>\nhave experienced a deal falling through at the last minute. They know and<br \/>\nunderstand the value of home staging, and that the cost of staging again is not<br \/>\nworth it if closing did not occur. While home repairs might need to be made,<br \/>\nthe seasoned investors ensure that the furniture is not at risk and want to be 100%<br \/>\nconfident that the sale will take place before scheduling a de-stage.<\/p>\n<p class=\"MsoNormal\">\n<p class=\"MsoNormal\">You may be thinking about the added cost of keeping home staging<br \/>\nin place when it is no longer needed. Most contracts with professional home staging<br \/>\ncompanies are set up in 30 or 60-day terms, so you have the benefit of staging<br \/>\nto end of that term without added fees. I encourage you to have this knowledge in<br \/>\nhand, so that the closing date and the term date can be reconciled. Many<br \/>\nstagers, like myself, pro-rate staging after the initial term, so even if<br \/>\nstaging remains in place after the term ends, charges may only apply to the<br \/>\nspecific number of days in the month before removal.<\/p>\n<p class=\"MsoNormal\">\n<p class=\"MsoNormal\">Often, Realtors have the added responsibility of managing<br \/>\nthe staging, repairs, and other vendors involved in the sale process, but may<br \/>\nnot be privy to the details of the staging contract that the seller has signed.<br \/>\nTo that point, many home stagers also require a notice period to de-stage<br \/>\nwithout additional fees, which could be 7 days or longer. This notice period<br \/>\nallows for effective coordination of the de-stage, including scheduling,<br \/>\nstaffing, and other logistics to provide smooth and effective removal.<\/p>\n<p class=\"MsoNormal\">\n<p class=\"MsoNormal\">It is tempting to believe that once a ratified contract has<br \/>\nbeen signed, staging should be removed. I advise Realtors and sellers to:<\/p>\n<p class=\"MsoListParagraphCxSpFirst\" style=\"text-indent: -.25in\"><!-- [if !supportLists]--><span style=\"font-family: Symbol\">\u2022<span style=\"font-size: 7pt;line-height: normal\"><br \/>\n<\/span><\/span><!--[endif]-->Wait as long as possible in order to ensure that<br \/>\nall the i&#8217;s are dotted, and t&#8217;s are crossed in the transaction.<\/p>\n<p class=\"MsoListParagraphCxSpMiddle\" style=\"text-indent: -.25in\"><!-- [if !supportLists]--><span style=\"font-family: Symbol\">\u2022<span style=\"font-size: 7pt;line-height: normal\"><br \/>\n<\/span><\/span><!--[endif]-->Consider the terms of the staging agreement and<br \/>\nfees associated with an extended duration of one to two days before closing.<\/p>\n<p class=\"MsoListParagraphCxSpMiddle\" style=\"text-indent: -.25in\"><!-- [if !supportLists]--><span style=\"font-family: Symbol\">\u2022<span style=\"font-size: 7pt;line-height: normal\"><br \/>\n<\/span><\/span><!--[endif]-->Review any fees that could be charged without<br \/>\ngiving the staging company contractual notice for de-stage and be sure to provide<br \/>\nappropriate notice to avoid any fees.<\/p>\n<p class=\"MsoListParagraphCxSpMiddle\" style=\"text-indent: -.25in\"><!-- [if !supportLists]--><span style=\"font-family: Symbol\">\u2022<span style=\"font-size: 7pt;line-height: normal\"><br \/>\n<\/span><\/span><!--[endif]-->Have near 100% confidence in a closing occurring<br \/>\nand weigh the cost of re-staging the property when tempted to coordinate de-staging<br \/>\nearly.<\/p>\n<p class=\"MsoListParagraphCxSpMiddle\">\n<p class=\"MsoListParagraphCxSpMiddle\">\n<p class=\"MsoListParagraphCxSpLast\" style=\"margin-left: 0in\"><span style=\"color: black;background-image: initial;background-position: initial;background-size: initial;background-attachment: initial\">We are dedicated to bringing you unparalleled expertise,<br \/>\nresponsiveness, professionalism, and results.
